Resurfacing

Resurfacing is accomplished by adding a new layer of asphalt over an old layer of asphalt. It is accomplished by powersweeping the old surfacing. Applying a tack coat. Possibly leveling and rebating as necessary to address water and transition issues and then paving somewhere between 1 to 2.5” of asphalt over the old surface. Resurfacing gives the old surface a new look. Depending on the situation resurfacing can be a good application but its always good to address distressed areas on the old surface before paving.

Grinding or Milling

These terms are interchangeable. On older parking lots, milling or grinding is done to remove multiple layers of asphalt and making room for a new surface. The practice is becoming more and more common and cost effective. Generally it is done with a cold milling machine which grinds the asphalt into a fine ground material and then places it on conveyors and then onto trucks.

Pulverization

Pulverization is a variation on the same theme as milling. In some instances the elevation of the paved surface can be raised. Instead of removing the old asphalt and taking it away, the asphalt is ground up and mixed with the old stone base. This increases the thickness of the base and the strength of the structural system below it.

How do I know when to use grinding or pulverization on my parking lot?

There are a lot of different variables that go into this. Age of the parking lot may be one. Number of overlays previously done on the lot would be another.  A third reason would be reflective cracking that another overlay won’t cure. Call us and we will come out and examine the lot.
